Should my husband stop TSP contributions to pay off the mortgage?

      Background
      My husband and I are both 43.
      Husband has 400k in his TSP, C fund
      I have 320k (IRA) in Fidelity (Amazon , and Google, Nvidia)
      Brokerage account 180k (SWPPX)

      Husband income 130k. Max out TSP yearly.
      My income Is 83k and I decided to leave my toxic job by the end of this month.

      I should land a new job NLT Jan 2026
      Mortgage 5,700 / monthly. Owe 770k @6.25%, Value 1.3mil
      Monthly spending 2-2.5k

      No other debts

      What your point of view on
      My husband stop contributing to his TSP and focus on paying off the house?

        That’s a crazy expensive house for your income level even with you employed. I would stop contributing to TSP and save since you’re quitting.

        Is your husband on board with you quitting?

        You didn’t mention kids consider down sizing no need to keep up with the joneses

          I am not sure the question is to ‘focus paying the home’, but how long you can afford to be unemployed. $5700 mortgage + $2500 spending is $8300/mo or ~$100k/yr.

          If you remain unemployed, your total tax obligiation needs to remain under 30% and you are living paycheck to paycheck at that point.

          Maxing out his TSP would require a <10% total tax rate. That is -very- unlikely.

          So, the real question becomes how quickly can you regain income and how much runway do you have?

          Is the plan to paycheck to paycheck for 20 years? This is a ‘house poor’ scenario and not a FIRE scenario.

            Given that the TSP was one of the best decisions I ever made for myself, I am strongly biased towards him, continuing to max out his TSP contributions.

            You mentioned his age is 43; under SECURE 2.0, he will not have to take RMD’s until age 75; so with several decades to grow tax-free; the two of you were looking at a figure that will probably grow into the millions of dollars. But as the other posters have noted, you are house-poor.

            I would def NOT leave that toxic job of yours, unless and until you have something else lined up and ready to jump into.

            Given that it’s just you and him and no kids; I’m wondering exactly why you need a 1.3 million dollar house. But that’s just me….
