RebeccaI live in NoVA and I wouldn’t invest in RE personally, buy cost and operating expense is way to high.
Although if you are set on real estate investing you might consider Warren or Culpepper Counties. You are young.
Pay off your debt live well below your means and invest as much as possible in Index funds (vanguard) You’ll be fine.
