I reng out the master bedroom which has its own entrance so I get more. Other then screening tenants (which I use “smart move” for) and showing the room – I live in the SF bay area so that can usually be done with 1 open house on a weekend – there isn’t much work required.
I’m next to a university and 5 to 10 minutes from 2 major hospitals.
I mostly rent to medical workers or serious, busy graduate students.
I also have 2 dogs I sit for regular who both have separation enxiety and cant stay home alone. That only requires feeding, sometimes meds, and cuddling.
That’s $70/ a night (which is low for my area. I see sitters on Rover charging $100+) so I can make $140 a night if they both stay over, not doing much except feeding them, playing in the yard, and giving cuddles).
Over the holidays both stayed for 2 about weeks on top of my regular hours the other 2 weeks plus I took on a third whose parents went away.
It was a very good easy-money month.
